Question: How often should I re-stripe my parking lot?
Answer: In the long run, a well traveled parking lot benefits from re-striping every year. A clearly marked parking lot is easier and safer to use, resulting in less confusion and fewer mishaps. Also, your parking lot is the first part of your establishment that your clients see and you only get to make a first impression once.
Question: What kind of preparation do I/we have to do to prepare the area being serviced?
Answer: We take care of the whole process from inception to completion of line striping.
Question: How long will the disruption of our services be?
Answer: There will be minimal to no disruption. We do not just show up. We work and plan the project before starting so that any disruptions will not stop your business from functioning. Planning is the first stage. Our schedule is designed to work for you.
Question: Where will our clients/customers park when our parking area is being treated? Answer: This is another area where planning comes in. You will always have parking available. There are always special circumstances. The chemicals and paints we use dry rapidly, so in those circumstances where closing down parking is necessary, disruption is minimal. Question: What is Sealcoating?
Answer: Sealcoating is the process of sealing a thin layer of tar on the surface of asphalt. It helps to prevent water from seeping into the asphalt and causing potholes.
Question: How much does it cost to Sealcoat an asphalt parking lot or driveway?
Answer: The cost of sealcoating an asphalt parking lot or driveway will vary depending on the size of your lot and the condition of your asphalt. Asphalt sealcoat builders and applicators will typically charge a minimum of $3.50-$5.50
per square foot to sealcoat a residential asphalt driveway. Larger asphalt parking lots or commercial driveways, which require a greater volume of sealcoat material, will cost more.
Question: Why does asphalt pavement deteriorate?
Answer: Asphalt pavement degrades as the binder chemically breaks down and loses adhesion to the aggregate layers. This leads to a loss of strength of the pavement and an increase in surface roughness.
Question: How many coats of sealer do you need to apply?
Answer: To find out how many coats of sealer you need for your driveway, you need to know what type of sealer you are using. Depending on the condition of the asphalt, 1-2 coats are all that are needed.
Question: Why Is Sealcoating important?
Answer: Sealcoating helps protect the surface of your driveway from the sun, water, and other elements. It seals grout and air pockets, and protects your driveway from damage. Sealcoating improves the appearance of asphalt, protects surfaces from damage and extends the life of the asphalt.
Question: What factors affect total Sealcoating cost?
Answer: Total cost can be affected by the size and length of the roadway to be sealed as well as any existing asphalt or concrete repairs needed prior to sealing.
Question: When is it too late to Sealcoat your driveway?
Answer: As far as condition of asphalt, it is too late for help from sealcoating when your asphalt begins to have multiple large cracks and crumbling asphalt. Sealing this type of damaged asphalt will not save it from needing to be replaced. Seasonally speaking, sealing your driveway in the winter can be dangerous because you must be careful that the sealer does not freeze when it is applied to the driveway. Thus, the best time to seal your driveway is typically in the spring, summer or fall.
Question: How much does crack sealing cost?
Answer: The rough price for sealing cracks is approximately $0.75 - $1.25 per linear foot.
Question: What affects the price of crack sealing?
Answer: Factors that can add to the cost of sealing include the overall condition of the pavement. The proximity of your cracks, the amount of preparation work required to apply the sealer, and the width and depth of cracks.
Question: How are weeds in cracks dealt with?
Answer: Ideally 7-10 days before applying crack seal we come in to apply weed killer to the areas that are affected.
Question: Are there additional cost to remove weeds and grass?
Answer: 10 % of the total linear footage of a project includes weed removal as well. After that there is an additional charge to treat weeds.
Question: Can crack seal be done on the same day as seal coating?
Answer: The longer amount of time you can give between sealing your cracks and applying sealcoat the better. At a minimum we like to see at least 72 Hours between these applications. Crack sealing can be done on the same day, however it will not do as well as the crack sealer that was given the proper amount of time to dry.
Question: How soon can I drive on a freshly sealed crack in a parking lot?
Answer: It is recommended to give crack seal material as much time as possible to dry. The product we use dries in approximately 30 minutes.
Question: What is the optimal temperature to apply crack seal?
Answer: The optimal temperatures to apply crack seal are when the pavement temperature is above 40 Degrees.
Question: What are the primary benefits of sealing cracks?
Answer: The primary benefit of sealing cracks is the reduction of cost in future asphalt repairs, as well as increasing the longevity of your existing parking lot or paved surface.
Question: Do cracks get completely sealed after a single application of crack sealer?
Answer: Most cracks are completely sealed after a single application of crack sealer, however some may require a second application of sealer should product settling occur.
Question: Are cracks of all sizes able to be sealed?
Answer: No, not all cracks, but most cracks (1") and under can be sealed. Cracks under 0.1" can also be ignored, as regular sealcoating material will typically fill these small cracks in.
Question: Will cracks that are sealed need to be sealed again?
Answer: Yes cracks that get sealed will likely need to be sealed again. With time, traffic, and weather cracks in your pavement slowly start to pull apart causing them to open again. Sealing should be considered a part of your routine pavement maintenance plan.
Question: Can all cracks be sealed?
Answer: No, not all cracks can be sealed on an asphalt parking lot. When pavement starts to become alligatored, sealing the cracks is no longer a useful repair method. This type of damage is beyond the ability to repair.
Question: When should paved parking lots be crack sealed?
Answer: As soon as cracks are noticed and larger than 0.1" in width they should be sealed. As far as time of the year goes, cracks should be sealed before the rainy weather hits. The idea is to keep water from penetrating into your sub grade layer of your asphalt.
Question: Do you offer a warranty for your work?
Answer: Yes, we warranty our work for one year and we only work with products of manufacturers that also warranty their products. We take pride in our work.
